Ask The Experts David Safeer David Safeer is not a career coach or career professional. He is a professional who started using JibberJobber a few years ago.  Ive emailed him a number of times over the years and always found him to be really nice, and from his LinkedIn Profile, I can tell he is quite accomplished. Buying a new build Have You Got your House in order

Buying a new build â€" Have You Got your House in order There are a lot of regulations in place to ensure that all new build houses are safe, legal and wont cause the owners any problems in the future. When buying a new home, its important to speak to a firm  to ensure that everything is in order before you buy that house. Here is a checklist of  things you need to keep in mind when buying a new build property, especially those that havent been built by large companies. Planning permission Your properly lawyer should check that planning permission has been granted and that the planning conditions have been met. If they havent and you buy the house, you will be liable in the future. Building regulation consent These regulations simply control how the house is built and out of which materials. Your council should have granted permission for those materials to be used in that house build. If there is no building regulation consent then you should be aware that this could mean the building has not been constructed to proper standards. Structural guarantee You should get some form of structural guarantee from whoever is building your house. Without this, you wont be able to get a mortgage. Also, if structural defects do develop, the guarantee means they will have to be fixed free of charge, you may also be entitled to some compensation from the builder. There are plenty of third party companies that will provide a structural guarantee on your property. Estate roads If your new home has been built on a new estate then all the roads will be new too. New roads arent automatically adopted by the local authority but they should be in the future. Check that there is an agreement stating the roads will be adopted by the local authority once the estate is complete. If there isnt an agreement in place then you may be liable for any work that needs to be done to your road, or you may be charged for maintaining it. Drains and sewers The same goes for drains and sewers. Check that the water authority has assumed responsibility for the drains and sewers, or that theres a legal agreement in place for them to assume responsibility in the future (when the houses are finished, for example). Easements While the sewers, drains, pipes, cables and roads are still privately owned, you need to make sure that you have the right to use them as the owner of the house. Do check your documentation to see if this is all in place. On top of this, the legal contract should give you the rights to go onto an adjoining property to fix pipes, sewers, walls etc. Covenants Covenants refer to things like boundaries, whose responsibility the fences are and so on. Your property lawyer should check that these covenants arent too over the top and wont affect your enjoyment of the property.

3 Winter Dishes That’ll Make You Happy and Keep You Healthy For some, winter is the best time of the year. More nights sat inside in front of a fire and more time to read that book that’s been catching your eye for months. This time of year demands warm comfort food to overcome those winter chills, it’s a really important time to make a conscious effort to look after your health too as the harsher weather can really take its toll on your immune system. Here are a few essential winter meals for you to try, because not only do they taste great but they’re also great for your health and well being too. Here are three winter dishes that are sure to put a smile on your face and keep you feeling good. Chinese Wonton Soup  This dish dates back to times in ancient China when it was common to eat wontons on very cold winter days. Many people choose to make this dish with ordinary beetroot which has recently been claimed to help reduce high blood pressure and improve your exercise performance, but you can also use golden beetroot which has the same benefits but gives a bit of extra spice. If you want a little extra from your stew, consider serving with brown rice for all that whole grain goodness. Leek and Bacon Pasta  Pasta is a brilliant comfort food for winter and is always quick and easy to make.  You can use any shape of pasta for this dish and, for added health benefits, add leeks too as they are known to prevent heart disease and maintain healthy cholesterol levels. Many recipes use a cheese sauce for this dish which really adds to the flavor but if you’re looking for a healthier option, just use low-fat milk and flour to make a lighter cheese sauce which will taste just as good.
